Florida Keys Listing Activity - February 21st to February 28th, 2011 - Key Largo, Tavernier, Islamorada

February is coming to a close with another solid week of activity in the Florida Keys real estate market. The figures from last week include 20 new listings, 27 pending listings and 11 closed sales.

The average listing price for properties that have gone under contract (pending) is $246,900, with the majority of them being dry lot homes.  I know my partner and I have both been very busy showing property in that price range, particularly in dry lot homes. This is probably a good indicator that dry lot homes may beginning to stabilize after a few years of steady declines. Homes in this price range that are priced correctly will sell.

Florida Keys Listing Activity - February 14th to February 20th, 2011 - Key Largo, Tavernier, Islamorada

The real estate market continues to remain steady for the third week in February. For the week ending February 20th, there were 23 new listings, 11 listings put under contract and 11 closed sales.

Rates remain low and inventory is still plentiful, so there has never been a better time to buy in the Florida Keys.  We've experienced buyers missing out on specific properties because they've waited too long to make an offer. If you're thinking of purchasing, don't wait too long to make your offer.  If you're thinking of selling, get your property listed while the season is still with us.

Florida Keys Listing Activity - February 7th to February 14th, 2011 - Key Largo, Tavernier, Islamorada



Things have been brisk in the real estate market in the Florida Keys.  This past week, it is clear to tell that we are 'in season" judging by the amount of sales, new listings and pending listings we have seen.

Sales range from $162,500 for a mobile home in Key Largo to $1,600,000 for an oceanfront home in Tavernier.  Notable new listings include an oceanfront compound in Islamorada with 6 homes and  additional guest cottages for $7,350,000.
