Market Update - Florida Keys real estate activity from December 10th to December 16th, 2012


There is still time to get a new home in the Florida Keys under contract before the end of the year and with 121 new listings on the market this week, there are plenty to choose from.  As for pending sales and closed sales, 58 properties went under contract and 38 properties closed. 

New Listing - 218 Dexter Court
Among the new listings, there is a spacious 4 bedroom, 3 bath home with direct bay views and deep water dockage. Located in Hammer Point in Key Largo, this home is close to Tavernier Creek, giving it quick access to both the bay and the Atlantic Ocean. It is offered at $1,795,000.

Pending Sale - 8 Sexton Way

Florida Keys Real Estate Activity - December 1st to December 9th, 2012

It may be the holiday season, but it is also the selling season here in the Florida Keys!

The first week of December has been a busy one for new listings - 117 new listings came on the market.  Additionally, 54 listings went under contract and 50 listings closed.  Now is the time to buy!

Florida Keys Real Estate Activity - October 1st to October 14th, 2012


Everyone says this is the slow time of the year, but the first two weeks of October have been anything but slow.

144 new listings were placed on the market, 90 properties went under contract and 51 properties were closed on. Not a bad start to October!

New Listing - 27364 Dominica
One of the new listings will probably have a very short marketing time - it is a wood frame home on open water listed for just $599,000.  This 3 bedroom, 2 bath home is on Ramrod Key and has a boat dock and a private boat ramp. It also has a nice storage area downstairs. I expect to see a quick sale on this one!

Pending Sale - 158 Biscayne Blvd.
Pending sales include a nice home in Port Antigua, in Islamorada. This large 3 bedroom 3 bath home is on a lot overlooking a canal and private island - with no other homes across the canal. It is well maintained and is only 4 lots from the open bay. It was listed at $995,000 at the time of sale.

Sold Listing - 163 Galleon

Real Estate Activity in the Florida Keys - September 24th to September 30th, 2012


It's hard to tell that this is the traditionally slower part of the year in real estate. In the last week, 70 new listings were put on the market, 48 properties went under contract and 37 properties closed.


New Listing - offered at $295,000
New listings include a CBS home on a nice canal on Summerland Key. This is a two bedroom, one and a half bath home on a nice large lot. There is even a private boat ramp! The property is priced to sell at just $295,000

Pending - Priced at $247,000 at time of sale
Pending sales include a dry lot home located in the heart of Islamorada. It is two bedroom, two bath home on a large lot on a quiet street, within walking distance to many great Islamorada restaurants, shopping and more. It was offered at $247,000 at the time of sale.

Sold - Sold for $15,000 over list price
Sold listings include a canal-front home on Plantation Key. This bank owned property was listed at $389,000 and sold for $404,000.  It offers three bedrooms and two baths on a nice canal lot on the ocean side. It was on the market for just 58 days when it was put under contract.

Keys Market Update - News listings and sales from September 17th to September 23rd, 2012


It may be the slow time of the year, but there are plenty of new listings to choose from when searching for a new home in the Florida Keys.  There were 79 new listings entered into MLS, 23 properties were marked as pending and 36 properties sold.

New Listing - Offered at $449,000
Among the new listings, there is a true fixer upper.  This home needs a lot of work, but with the effort, it could be made into a nice canalfront home in a perfect Islamorada neighborhood.  It has three bedrooms and 2 baths, with just 21 feet of dock space, but it is solid all concrete construction. It is offered at $449,000

Pending Sale - Offered at $187,000
Pending sales include a small Keys cottage with one bedroom and one bath. It is in a nice Key Largo neighborhood that has a community clubhouse and a community boat ramp, providing easy access to Florida Bay. It was offered at just $187,000 at the time of contract.

Closed Sale - Sold for $753,000
Closed sales include a concrete home on the open water in a very nice Plantation Key neighborhood.  This home needs updating, but it is located on a bayfront lot with a private boat ramp which had been converted into a boat slip. Originally listed for $950,000, this property sold for $753,000.

Florida Keys Real Estate - Market Update for September 10th thru September 16th, 2012


It was a busy week last week in the real estate market, with 62 new listings coming onto the market, 51 properties going under contract and 37 properties closing!

New Listing - Offered at $649,000

Market Update - Florida Keys real estate activity August 26th to September 9th, 2012


We are truly in the last dog days of summer here in the Keys. While most areas across the nation are starting to feel cold front moving in, we're still enjoying the balmy summer breezes and excellent boating weather we're famous for.

New Listing - 570 Beach Road
Despite a small threat from Tropical Storm Isaac in the last weeks of August, the last two weeks have still had a steady stream of business in the real estate market.  143 new listings were put on the market, 103 properties went under contract and 82 properties closed.

Pending Sale - 18 Key Haven Road
New listings include an all concrete home on a nice canal with 2 bedrooms and 2.5 baths. Located near Harry Harris Park, this home offers near-instant ocean access. It is located on a large corner lot and is offered at just $475,000.

Closed Sale - 141 Stromboli Drive
Pending sales include a waterfront home just minutes from Key West.  This 4 bedroom, 2 bath home has over 2,400 sq. ft. of living space as well as protected dockage, large lot and an attached garage. It was listed at $469,900 at time of contract.

Closed sales include an older home in popular Venetian Shores.  This home is located on two 100 x 100 lots, giving it 200 feet of waterfront - a rare find in Venetian Shores. It is solid concrete, including the roof and sold for $835,000.

Hurricane Watch vs Hurricane Warning


During the time of Tropical Storm Isaac's approach to the Keys, some people were asking what the difference is between a hurricane watch vs a hurricane warning.

It's a matter of timing and wind . . .

A hurricane watch indicates the possibility that you could experience hurricane conditions within 48 hours. When a hurricane watch is issued for our surrounding coastal area, it should trigger your family's disaster plan and protective measures should be initiated, especially those actions that require extra time such as an evacuation.

A hurricane warning indicates that sustained winds of at least 74 mph are expected within 24 hours or less. If a hurricane warning is issued for our area, Once this warning has been issued, your family should be in the process of completing protective actions and deciding the safest location to be during the storm.

Both watches and warnings are important, but warnings are more urgent.

I've heard a lot of people say preparing for Isaac was a waste of time. No, we didn't get what we thought we would in terms of storm conditions, but . . . I look at it as a needed practiced drill . It's been awhile since we've had to consider our hurricane plans, and I think Isaac made for a nice refresher course.

Market Update - Florida Keys real estate activity August 20th to 26th, 2012


Tropical Storm Isaac was of little threat to the Florida Keys, bringing us some needed rain and a steady stream of wind.  As for now, the shutters are coming down, the sky is clear and things are returning to normal.

In the last week 61 new listings came onto the market, 38 properties went under contract and 42 properties closed.  The featured properties this week are all about one thing: waterfront living.

New Listing - 107 W. Indies Drive
Among the new listings, there is three bedroom, two bath home on Ramrod Key. This home sits on one and a half open water lots, with an additional canalfront lot with dockage!  It comes fully furnished and even has a pool.  It's offered at a great price of $699,000.

Pending Sale - 2600 Manor Lane
Pending sales include a magnificent estate in Marathon. This home features over 4,000 sq. ft. of living space and has a pool, private beach, elevator and much more. It was on the market for just 31 days, showing that the luxury market in the Keys is doing well. It was listed at $1,690,000

Sold - 49 Bay Drive
Closed sales include a oceanfront home with sandy beach, dock and pool. This home was listed as a short sale and just sold for $450,000. Originally listed at $730,000, it had been reduced to $600,000 before it went under contract. It has two bedrooms and two baths.

All eyes in the Florida Keys are on Tropical Storm Isaac


This time of year, it's not unusual for locals to be tuning into The Weather Channel or browsing the NOAA webpage for the latest in the tropics.

Right now we're watching Tropical Storm Isaac.  This comes from William Wagner, Fire Chief for Islamorada Fire & Rescue:


"As the entire error cone includes the large landmasses of Hispaniola and Cuba, the intensity forecast is low confidence than the track forecast. The more time Isaac spends over those large, mountainous islands, the weaker Isaac will be. The more time Isaac spends over the water, the stronger Isaac may be. By Sunday night when Isaac may be in our neighborhood, there is a 46% chance that Isaac will be a hurricane at that time. However, due to some interaction with Hispaniola and Cuba as implied in the official NHC forecast, there is currently only a 4% chance that Isaac will be a major hurricane (category 3 or more) at that time.

Since the forecast track has not changed significantly since yesterday, the chance for wind impacts in the Keys has been increasing steadily.

For Key West:
19% chance for tropical storm force winds (34 knots - 39 mph) 6% chance for 50-knot (58 mph) winds 2% chance for hurricane force winds (64 knots - 74 mph)

For Marathon:
22% chance for tropical storm force winds (34 knots - 39 mph) 2% chance for hurricane force winds (64 knots - 74 mph)

Bottom Line: Isaac is a threat to the Florida Keys. If there are no significant changes to the forecast, at a minimum, tropical storm force winds are possible in the Florida Keys Saturday and Sunday night. It is too early to predict whether Isaac will pass over the Keys, east of the Keys, or even south and west of the Keys."

While it won't officially be fall until September 22nd, it certainly feels like the end of summer here in the Keys. Kids are going back to school, locals like myself are back from vacation and soon our snow birds will be coming back the their places in paradise.

27 East Ridge Road - Pending Sale
Activity this past week include 66 new listings, 47 pending sales and 43 closed sales.

Executive Bay Club - closed sale
New listings included a very Keysy home on Sugarloaf Key. This 3 bedroom home has open water views over Sugarloaf Sound.  The home has a beach area and boat lift for easy boating access. It is listed at $599,000.

Pending listings include a 2 bedroom, 2 bath home on Plantation Key. Listed as a short sale, it was on the market just 12 days before it went under contract. It was listed at $205,000 at the time of contract.

Closed sales include a 2 bedroom, 2 bath condo in Islamorada at Executive Bay Club. It was listed at $200,000 and sold for $180,000. It was listed as a short sale.

Single Family Homes under $250,000 in the Florida Keys - Key Largo to Key West


People often think that buying a home in the Florida Keys is over-the-top expensive.  While the Keys certainly are home to some of the most priciest real estate in Florida,  there are also plenty of lower priced homes to choose from. 

Many of these properties are homes that are smaller in size to other homes or homes that are in need of some repair. A little "sweat equity" can turn these homes into something very nice, giving you a chance to own in the Keys at an affordable price. 

Still, there are homes under the $250,000 price range that are move-in ready.

2nd Quarter 2012 versus 2nd Quarter 2011 - The market is improving!

As soon as people I meet find out I am a Realtor, they want to know how the market is doing.  Lately, I'm proud to say it's doing really well, with prices starting to inch back up. 

A quick look at the numbers for closed sales during the 2nd quarter of the this year compared to the 2nd quarter of 2011 shows that prices in most property categories are rising. Open water homes and dry lot homes have seen slight decreases, but both are selling quicker than they did in 2011.  With quicker sales, I suspect these numbers will increase in the 3rd and 4th quarters of 2012.

Canalfront homes have seen a slight up-tick in sales prices.  In fact I updated a CMA I did for one of my sellers and found that the CMA actually came out higher than it had just 4 months ago.  If you're considering purchasing a home on a canal or harbor, now is the time to do so.

Condos appear to be taking longer to sell than they did in 2011, but the sales prices are moving upward. In the past, condos have been slow to sell when there were a lot of "good deals" on single family homes for comparable money. As the inventory shrinks and fewer single family homes are on the market, condos will become a good choice for second home purchasers, particularly those looking for amenities such as pools, fitness centers, beach access, etc.

Market Update - Florida Keys real estate activity July 1st to July 8th, 2012


We had a busy 4th of July here in the Keys. It was pretty much our last big push for tourists, so the rest of the summer is expected to be slow and warm. Thankfully, no storms have impacted us during the first month of Hurricane Season, and we certainly hope that continues to be true.

93 new listings came on the market the first week of July. 50 properties went under contract and 30 properties closed. Not bad for the slow time of the year!

New Listing - Listed for $642,900
New listings include an REO property in Key Largo I wrote about earlier. This property has over 3,500 sq. ft. of living space and 75 feet of dockage. it is just minutes to the open Atlantic.  Offered at $642,900, I expect this home to sell quickly.

Pending Sale - Listed for $427,500
Pending homes include one of my favorite homes in Islamorada. This 2/2 dry lot home is in a private, gated subdivision and has a private pool.  The interior is very reminiscent of an ideal Keys cottage, with coral wall accents, tile floor and wainscoting  on the living room walls. It was listed at $427,500 at the time of contract.

Sold Listing - sold for $735,000
Sold properties include a bayfront home in Key Largo. The 2/3 bath CBS home is all concrete including the roof. It includes a boat basin with sandy beach. Listed as a short sale, it sold for $735,000.
