Market Update - January 1st to the 15th, 2012. New listings, pending sales and closed transactions


The New Year has certainly began with a good start, with over 200 new listings, 104 pending contracts and 52 closed sales in the first two weeks.

Sunset Key - offered at $5,400,000
Among the new listings there is a stunning island home on the exclusive Sunset Key off Key West. This home has been featured in many national magazines and has everything, right down to the private beach just steps from your backdoor. It is offered at $5,400,000.

REO in Tavernaero - pending
Pending sales include an unfinished home in a private gated community that features a private airstrip (see my article about other homes on this airstrip).  There is also a private boat ramp and slips in the marina on Tavernier Creek. This home is bank owned and received multiple offers prior to going under contract.

224 Treasure Harbor - sold for $820,000
Sold sales include on of my listings at 224 Treasure Harbor Road in Islamorada.  This island home was immaculate inside and out and was totally remodeled with new kitchen and impact doors and windows. December Market Activity - December 5th to December 25th, 2011

Christmas has come and gone, but the visitors to the Florida Keys are still here, with more arriving every day. The Overseas Highway is bustling with traffic. The last week of 2011 is certainly going to be a busy one!

The real estate market the past 3 weeks has been just as busy. 211 new listings came on the market, 105 properties went under contract and 100 properties sold.

Waterfront pool home in Key West - $349,000
Of the new listings, there is a rare find in Key West being offered for $439,000. This 3 bedroom 2 bath home is on a canal and also has a large swimming pool. Waterfront homes on the island of Key West are not that common, since there are very few canals in Key West and most open water property is either commercial (hotels, etc) or condos.

224 Treasure Harbor - pending sale
Pending sales include one of my listings in Islamorada. 224 Treasure Harbor is under contract and is scheduled to close early in 2012. This home features 2 bedrooms and 2 baths on the upper level and a legal 2 bedroom, 1 bath apartment downstairs.  Multi-family zoning makes renting the apartment completely legal.  It was offered at $899,000 at time of contract.

Florida Keys Market Update - September 12th, 2011 to September 18th, 2011


You can tell it is the end of summer here in the Florida Keys. Many restaurants have started closing at least one day a week, if not closed completely for a temporary reprieve. The roads are much quieter right now as well, with the exception of this past weekend when we had the annual Poker Run with motorcycle enthusiasts from all over riding the Overseas Highway to Key West.

In the real estate market, there were 91 new listings, 29 pending sales and 25 closed sales.

The Townhomes of Sister's Creek - Marathon
Of the new listings, there are 12 bank owned properties on the market now in a subdivision called The Townhomes of Sister's Creek.  This development is located at Mile Marker 48.5 in Marathon on the ocean side.  The 12 new REO's listed are 3 bedrooms, 2.5 baths and all listed at $199,500.

HGTV Dream Home, 2008 - Islamorada
Pending sales include 139 Gimpy Gulch Drive - better known as the HGTV Dream Home in Islamorada from 2008.  This house has been on the market for over 700 days. The last time it was on the market it sold for $1,650,000 in April of 2009. It was listed at $925,000 when it went under contract this past week.

3 Madeira Drive - Sold for $160,000
Sold listings include the listing I shared at 3 Madeira Drive. This two bedroom, 1 bath home was listed at $179,000 and sold for $160,000. It had a new bath and new kitchen cabinets, as well as new windows and doors. Located in Key Largo at Mile Marker 101, the neighborhood features a great waterfront homeowners park.

Florida Keys Real Estate Market - September 5th to September 11th, 2011


This is the time of year in the Florida Keys when things start to slow down. Restaurants usually close or limit their hours, many businesses temporarily close so the owners can go on vacation, and the real estate market begins to slow down.

This year has been no exception.  There were fewer pending contracts and fewer sales than we've seen over the last few weeks, but new listing activity is still strong.

This past week, 69 new listings came on the market, 28 listings went under contract and 25 listings sold.

Canalfront on Plantation Key - $349,000
Of the new listings, there is a canalfront home on Plantation Key in Tavernier that is now on the market for just $349,000. This home needs some work, but it is in one of the Upper Keys favorite neighborhoods - Plantation Key Colony - and is on a canal.  It is a 4 bedroom home with 3 baths and is being marketed as a short sale.

A-502 Moon Bay - Pending Sale
Pending listings include my listing at Moon Bay in Key Largo - A502. This 2 bedroom, 1.5 bath condo comes fully furnished, and includes a deeded boat slip.  It is on the top floor and offers nice views of Florida Bay. Listed at $268,000, it was on the market just 50 days before going under contract.

1421 Eliza - Key West - sold for $385,000
Closed sales include a gorgeous Key West home in the heart of Old Town.  This is a great home and features many decorator exclusive touches. It has large sundeck which surround the pool, which is heated and also features jets for a whirlpool effect. Listed at $360,000, it sold for $385,000.

Market Activity for the week of August 8th to August 14th, 2011 - Keyswide from Key Largo to Key West

This week there were 66 new listings, 59 pending listings and 356 sold listings - not bad for the dig days of summer, which is slowly winding down.

Of the new listings, a beautiful bank owned home in Key West came on the market for $394,500. Located in the "New Town" part of Key West, this home has 3 bedrooms, 2.5 baths and an in-ground pool.  The kitchen has high-end appliances and granite counters.

1851 Long Beach Dr - Big Pine Pending Sale
Pending sales included a very private home with over 400' of ocean frontage on Big Pine Key.  This has preserve lands on either side of it, ensuing it will alwyas stay private.  It was offered at $1,390,000 at time of contract.

102 Iroquois Street - Sold for $75,000
Sold listings include a ground level bank owned hom in Tavernier. This home is in need of a considerable amount of repairs, but went under contract in just one  day. Listed for $79,000 it sold for $75,000.

Waterfront Single Family Homes in the Upper Keys


The purchase of Century 21 Keysearch by Schwartz Property Sales to create the new company called Century 21 Schwartz Realty has created a new leader in waterfront single family homes in the Upper Keys. A quick look at the numbers this morning reveals that Century 21 Schwartz Realty is now holds a higher inventory in both number of listings and in dollar volume in the Upper Keys.

New Listings, Closed Sales and Pending Sales in the Florida Key - July 11th to July 17th, 2011

New Listing - Offered at $299,000
It's definitely summer here in the Florida Keys!  Temperatures are up, people are out on the boat fishing and diving and live is good! It's a great time to be living in the Florida Keys!

Pending Sale - Offered at $1,300,000
For the first time in a long time the number of closed sales dropped, but pending listings and new listings continue.

Sold Listing - Sold for $150,000
This past week, we had 20 new listings come on the market, 18 properties go under contract and just 6 closings.

New listings include a well-maintained dry lot home in Key Largo offered at $299,000. This 3/2 home is fairly new and move-in ready.  Pending sales included a 4 bedroom, 3 bath home on Adam's Cut.  This home features over 100 feet on the cut and offers immediate access to both bay and ocean. It was offered at $1,300,000.

Most of the properties that sold or went pending this past week were single family dry lot homes.  Priced right, dry lot homes are selling very well. They have become the "gateway" to owning a home in the Keys. Buyers have realized that dry lot homes can be comparable in price to condos, but without the monthly association fees. Most neighborhoods provide some sort of boating access, with some neighborhoods having fairly elaborate homeowner's parks with boat ramps, picnic areas, even small beaches.
