MARKET UPDATE - New listings and more - Keyswide from November 14th to November 27th, 2011


Black Friday, Small Business Saturday and Cyber Monday - all busy days, luring consumers into stores and onto websites, looking for holiday deals.

The last two weeks in the Florida Keys has also seen a flurry of activity.  209 new listings have come on the market (many of them multiple listings in the same Marathon marina), 81 properties went under contract and 50 properties have closed.

Homes here have cisterns, solar power and generators.  This home was listed at $375,000 at the time of contract.

Sold listings include a bayfront home on Plantation Key  in a very private setting. This 3 bedroom 2.5 bath home is at the end of a long winding gravel road on the bay. There is no docakge at the moment, but dockage can be added. It sold for $1,100,000

Florida Keys Market Update - November 1st to November 13th, 2011


Several new listings came on the market in the first two weeks of November. 192 new listings were added to the inventory of properties available, 61 properties went under contract and 37 properties sold.

Among the new listings, there is a new listing in Moon Bay in Key Kargo. This 2 bedroom 1.5 bath condo has a good rental history, with amenities including large swimming pool, marina, tennis, boat ramp, clubhouse and more. Offered fully furnished, this unit is turn key and ready to be rented or lived in. It is offered at $235,000.

1020 Dove Road - Under Contract

3r Quarter Comparisons - 2010 vs 2011


How did the 3rd quarter this year compare to the 3rd quarter last year? Here's a quick look at the numbers.  You can certainly see where open water homes took the hardest hit in the 3rd quarter of 2010, and I credit the Deepwater Horizon for that dramatic drop. The 2nd quarter of 2010 had 14 closings with an average sales price of $1,705,357 for open water properties. Then the oil spill happened and potential buyers of open water homes put plans to buy on hold until they knew whether or not the Keys would be impacted.  Sales of these properties have recovered since then.
