December Market Activity - December 5th to December 25th, 2011

Christmas has come and gone, but the visitors to the Florida Keys are still here, with more arriving every day. The Overseas Highway is bustling with traffic. The last week of 2011 is certainly going to be a busy one!

The real estate market the past 3 weeks has been just as busy. 211 new listings came on the market, 105 properties went under contract and 100 properties sold.

Waterfront pool home in Key West - $349,000
Of the new listings, there is a rare find in Key West being offered for $439,000. This 3 bedroom 2 bath home is on a canal and also has a large swimming pool. Waterfront homes on the island of Key West are not that common, since there are very few canals in Key West and most open water property is either commercial (hotels, etc) or condos.

224 Treasure Harbor - pending sale
Pending sales include one of my listings in Islamorada. 224 Treasure Harbor is under contract and is scheduled to close early in 2012. This home features 2 bedrooms and 2 baths on the upper level and a legal 2 bedroom, 1 bath apartment downstairs.  Multi-family zoning makes renting the apartment completely legal.  It was offered at $899,000 at time of contract.

391 Fourth St., Key Colony - sold for $360,000
Sold sales include a unique A-Frame home in Key Colony. This 3 bedroom, 2 bath home has a lot of Keys character to it and has been recently remodeled.  It is also located on a nice canal in a great neighborhood.  It was originally listed at $428,500 and sold for $360,000

MARKET UPDATE - New listings and more - Keyswide from November 28th to December 4th, 2011


It's hard to believe that in just a few short weeks we'll be ringing in 2012.  There's already been a lot of activity in the marketplace, so I think 2012 will be a great year for the real estate market in the Keys.

100 new listings came on the market during the week, including an incredible turn of the century home in the heart of Old Town Key West.  This home was built in 1903 and has been meticulously restored and renovated. Among the 40 properties that sold, one of my listings at Ocean Pointe sold for $295,000. Unit 4410 is an updated 2 bedroom, 2 bath condo on the top floor of building 4, which is the closest building to the ocean. It sold fully furnished and has direct ocean views. This unit will be a nice income generator for the new owner.

MARKET UPDATE - New listings and more - Keyswide from November 14th to November 27th, 2011


Black Friday, Small Business Saturday and Cyber Monday - all busy days, luring consumers into stores and onto websites, looking for holiday deals.

The last two weeks in the Florida Keys has also seen a flurry of activity.  209 new listings have come on the market (many of them multiple listings in the same Marathon marina), 81 properties went under contract and 50 properties have closed.

Florida Keys Market Update - November 1st to November 13th, 2011


Several new listings came on the market in the first two weeks of November. 192 new listings were added to the inventory of properties available, 61 properties went under contract and 37 properties sold.

Among the new listings, there is a new listing in Moon Bay in Key Kargo. 3r Quarter Comparisons - 2010 vs 2011


How did the 3rd quarter this year compare to the 3rd quarter last year? Here's a quick look at the numbers.  You can certainly see where open water homes took the hardest hit in the 3rd quarter of 2010, and I credit the Deepwater Horizon for that dramatic drop. The 2nd quarter of 2010 had 14 closings with an average sales price of $1,705,357 for open water properties. Then the oil spill happened and potential buyers of open water homes put plans to buy on hold until they knew whether or not the Keys would be impacted.  Sales of these properties have recovered since then.

Pending sales include a canalfront 2 bedroom 2 bath home on Cudjoe Key. Florida Keys Real Estate Activity - September 26th to October 2nd, 2011


The past week in the real estate market was a brisk one, with 71 new listings coming on the market, 47 properties going under contract and 37 properties closing.

Islamorada - Village considers telling state it can't afford to have sewers


The Village of Islamorada is lagging behind Key Largo in it's attempts to comply with the state mandated installation of a central sewage system, and now there is a possibility that the city may even tell the state that it simply can't afford it.

The Village currently has 4 firms preparing quotes to design, build and finance a sewer system. If they come in too high, Mayor Michael Reckwerdt says the Village should insist on federal and state money to help pay for it or tell the state the project can't be done.

“Then Islamorada may very well say, ‘OK,’ and stop,” Reckwerdt said at the Sept. 22 village council meeting.

Reckwerdt declined to provide an exact amount that would be considered too much to meet the mandate because he did not want to discourage bidding.

The estimated cost of sewers and treatment plants for Islamorada has been as much as $150 million. Reckwerdt said that is too much to expect Islamorada residents to pay for without federal and state aid. 

“We can’t bankrupt the town to respond to an unfunded mandate,” he said Tuesday. 

The state requirement to replace septic systems and cesspits with advanced wastewater treatment is enforced by the Department of Community Affairs. The state says the entire Keys must be connected to centralized wastewater systems by 2015 to stop sewage coming from drain fields and cesspits from polluting surrounding waters.

Florida Keys Market Update - September 12th, 2011 to September 18th, 2011


You can tell it is the end of summer here in the Florida Keys. Many restaurants have started closing at least one day a week, if not closed completely for a temporary reprieve. The roads are much quieter right now as well, with the exception of this past weekend when we had the annual Poker Run with motorcycle enthusiasts from all over riding the Overseas Highway to Key West.

In the real estate market, there were 91 new listings, 29 pending sales and 25 closed sales.

The Townhomes of Sister's Creek - Marathon
Of the new listings, there are 12 bank owned properties on the market now in a subdivision called The Townhomes of Sister's Creek.  This development is located at Mile Marker 48.5 in Marathon on the ocean side.  The 12 new REO's listed are 3 bedrooms, 2.5 baths and all listed at $199,500.

HGTV Dream Home, 2008 - Islamorada
Pending sales include 139 Gimpy Gulch Drive - better known as the HGTV Dream Home in Islamorada from 2008.  This house has been on the market for over 700 days. The last time it was on the market it sold for $1,650,000 in April of 2009. It was listed at $925,000 when it went under contract this past week.

Florida Keys Real Estate Market - September 5th to September 11th, 2011


This is the time of year in the Florida Keys when things start to slow down. Restaurants usually close or limit their hours, many businesses temporarily close so the owners can go on vacation, and the real estate market begins to slow down.

This year has been no exception.  There were fewer pending contracts and fewer sales than we've seen over the last few weeks, but new listing activity is still strong.

This past week, 69 new listings came on the market, 28 listings went under contract and 25 listings sold.

Of the new listings, there is a canalfront home on Plantation Key in Tavernier that is now on the market for just $349,000. Real Estate Activity in the Florida Keys - August 29th to September 4th, 2011


The kids are back in school, the Labor Day weekend is behind us and summer is slowly slipping away as we head towards Autumn here in the Florida Keys.

Summer is traditionally the slowest time of the year in the real estate market. This summer has been no exception, although it has seemed a little more active than years past.

This past week 53 new listings came on the marekt, 45 properties went under contract and 49 properties closed.

Coral Harbor Club - offered at $450,000
Of the new listings, there is a very nice unit in Coral Harbor Club - an upscale condominium complex on the oceanside in Islamorada.
